At what price should I list the property?

Most property owners are concerned with this issue and many erroneously believe that because they are so underwater with their mortgage they can never get approved for a short sale. This is not true in many cases and a short sale attorney should be consulted. The property should be listed at the current market value which would be calculated using recent sales (the real estate agent should help with this task). A property owner can only be expected to find a buyer for a short sale at the current value today. No buyer is going to pay more than the market value and the lender/bank understands this reality. At this point the property owner needs to focus on the first step in the short sale process and that is to find a buyer willing to make an offer at the market value. Once the buyer submits an offer at the market value (and the seller accepts) the Purchase and Sale Contract is executed.
