We handle or manage all facets of the short sale process for our clients. Often a seller will meet with us about their property and we will discuss each option from loan modification, short sale, deed in lieu, and bankruptcy. If short sale is the right option we will help the seller find a real estate agent or will work with the real estate agent of the client’s choice. We will review and make any needed revisions to all agreements before the client signs including the Listing Agreement, Purchase and Sale Contract, HUD, and will assist the client in preparing the financial disclosures. One of the most important tasks we perform is to make sure the agreements benefit our client and reduce or eliminate any unnecessary fees or costs. Often, this part alone is worth the cost retaining us alone. Once all of the information has been obtained and gathered we submit all information to the various lender and process each loan file. Once the negotiators are selected with deal directly with each bank to push the file to an approval. Our goal is an approval and waiver of all deficiency balances. When the approval is obtained we arrange for the closing. Tiller & Rivera Law P.A. is a full service real estate law firm meaning we can even handle the closing and title insurance. Our clients only need to use our firm for all tasks in most cases and often the lender or bank pays most of our fees.
